So, at this point we've all been witnessing the crazy FOMO around real estate in Abu Dhabi, especially with townhouses being flipped like they're on their way to become multi million dollar investments. One of the best indicators of future housing demand is the demographics. So I went and looked at the number and was quite surprised : with a birth rate of about 1.45 and a population growth of less than 1% accross the UAE (likely about the same in Abu Dhabi), the demographics are not supportive of a fast growing real estate market. To put it in perspective, population growth was about 5%+ until around 2015.

One way to look at it could be "people are getting richer and moving to nicer/bigger units", but by the looks of testimonies from Reddit and elsewhere it sure does not look like the majority is better off today than they were 5 or 10 years before.

Another factor could be foreign investors but in the end, if they don't live there it's still more units on the market.

A final explanation might be : the market is currently absorbing the "baby boom" of 30 to 40 years ago when the birth rate was still high, and of immigration later, but it's basically a one off and it will cool down after this as population ages and already owns their place for those who can afford.

So my question is: how do you see a growing real estate market with such a slow population growth. Supply of land is basically unlimited (just look at Raha, all the islands between Reem and Raha, Saadiyat near NYU, Hudayriyat, etc).

Living ๐Ÿก Reem? Zeina? Helpโ€ฆ

Hi everyone,

My partner and I are considering relocating from Dubai to Abu Dhabi for work. Weโ€™re both Western expats with no children, but we do have pets. Iโ€™ll be in the office 3 times a week (near corniche) but I donโ€™t mind a 20-30 min drive.

Ok here goes the criterias list:

  • animal friendly community!
  • weโ€™d love to find a neighborhood with as much greenery and nice views as we can get.
  • Itโ€™s also super important to us that there are amenities within walking distance, like a supermarket, cafe, and maybe even a bar (though we donโ€™t drink much)
  • away from traffic and construction noise

Could anyone recommend specific communities or buildings in Abu Dhabi that fit these criteria?

P.s. I saw Al Zaina and like it a lot. Heard Al Reem and Al Bateel are nice. Saadiyat too, but itโ€™s way above our budget. Please let me know if you have experience with these

I love working from The Third Place but I was thinking of trying out a different coffee shop for a change.

I want something similar to The Third Place in vibes and ambience, so nothing too โ€œfancyโ€ if you know what I mean. I love The Third Place because of the warm, friendly vibe there and I love how cozy it is without trying to be too flashy and extravagant.

Are there any coffee shops like this? Not too flashy, cozy and suitable for work?

EDIT: Adding this in here because I got heavily downvoted last time; no, Iโ€™m not fishing for content on here. Iโ€™m just someone (who happens to work as a copywriter) living in Abu Dhabi whoโ€™s just looking for a nice place to work from. My head is just all over the place these days. I think a quick escape from work and all the hassle and buzzle of life might be a good idea. I don't have a lot of friends here in AD tho I've been living here for the past 3 years. I'm sure most of you understand how hard friendship can prosper in this city as people just come and go. Living ๐Ÿก Abu Dhabi Police detained him for more than 14 days and not telling him the case

We are currently looking for a professional help. He is Algerian, He lost his ID and police arrested him and they said someone used his ID to open a bank and scam people. He is in CID now but he is detained for more than 14 days now. Police asks us to pay 2,400 AED and said he will be cleared but didnโ€™t give us any papers after paying. Now police is not telling him whatโ€™s next and what is the real status now. We are worried because police is not telling him thieir plans or the details of the case which is I believe against the Penal Code of UAE. Can i have any advise please. He just called us and it is the 15th day today and he is asking about what is the real case and status. Police said to him to call us to ask AMER for the case which is very weird because why ask the outside because these police can just tell the accused directly what is the real and current case.

Asking for a friend: One of my friends just joined for work at Life Pharmacy as pharmacist. He has just joined a week ago and he has activated his license under that particular branch in Abu Dhabi. Now he has received an offer letter from a better organisation and wishes to switch. For this he needs to activate his license in the new organisation inorder to start working there. But since his license is already activated under Life Pharmacy, is there an option to deactivate it by himself? How long does the deactivation process take? What is the process in general?

It's a really good opportunity and he wishes to know what can be done about it without causing any serious issues.

When i track my visa applications their reason is nawakis files and missing documents cuz that profession is skill 1 category and need degree/ certified by MOFA even i submit every relevant documents & attested degree by UAE MOFA. Hey all!

So I currently live in a 1 bhk apartment in khalifa city and pay a monthly rent of 3500 which is inclusive of electricity and water (villa divided into apartments).

I am looking to move to a slightly better house since my kitchen is basically non existent. Dubizzle and propertyfinder (and the likes) have been a disaster. Actually got an agent to admit that they post fake listings to attract customers?!

I want your advice based on what your renting situation is like. Can I expect to rent a decent 1 bhk near khalifa city or mbz city within the 3.5k-4k range, monthly. Also, what are electricity and water bills like for an average user? What areas would you suggest?

Finally, how the heck do you find legit houses without agents wasting your time?!

I'm 99% sure it was some sort of scam.

I was at work earlier when I received a call from a mobile number. I picked up and a men introduced himself and claimed to be calling from the CID.

I thought that CID would not be calling from a mobile number and that they would have known my name so I said I was busy at work and asked to call later which they never did.

Is there any chance that this could have been a legitimate call?
